Interview: Dunlop Hub—Aotearoa's First Passive House Commercial Building

Tucked into Wānaka’s alpine landscape, the Dunlop Hub is a glimpse into the future of workplace design. A collaboration between Pac Studio, Steven Lloyd Architecture, and VIA Architecture, this headquarters for Dunlop Builders balances high performance with everyday comfort. As the first commercial building in New Zealand to achieve Passive House certification, it’s been designed from the ground up to minimise energy use while maximising well-being. From its airtight insulation to its carefully curated furnishings, every detail contributes to a workspace that’s both functional and inspiring.

We spoke to Dunlop Builders Operations Manager Jess Nuttridge about the day-to-day experience of working within the hub and how sustainable choices were a no-brainer for the team—including the use of our Noho Move chairs.

How has the Passive House design impacted the day-to-day experience of working in the Dunlop Hub, particularly in terms of comfort, air quality, and energy efficiency?

We experience the same comfortable temperature through the building, day, and year! We don’t get that afternoon slump, we feel productive – and because the building is also so beautiful we feel pretty motivated for our work!

What role did furniture selection play in achieving a sustainable and dynamic workspace, and how did Noho Move chairs align with that vision?

This was a no brainer for us, all of our purchasing decisions were based on where the product came from, what it was made of, and how long it would last. Durability is one part of that, but aesthetics and comfort also play a key part in making sure that our furniture lasts.

Sustainability is a core value in both the Dunlop Hub’s design and Noho Move chairs. How important was it to you that the furniture reflected the same commitment to responsible material use and long-term durability?

We have invested a lot into our office, and it wouldn’t have felt right to be surrounded by New Zealand grown timbers – and spend our days sitting on cheap plastic chairs made in an overseas factory!

How have your team and visitors responded to the Noho Move chairs? Have they noticed a difference in comfort or movement compared to traditional seating?

We love spending time getting to know people and talking through their ideas and projects. Which means we often have long meetings. Every visitor comments on the chairs!!! We didn’t expect them to be such a talking point. It’s lucky we ordered a few extra, as we’ve also taken the chairs from the meeting room to use daily at our desks – they are really comfy and have sorted out the back pain some of us were experiencing.

For businesses considering a Passive House office or integrating sustainable furniture choices, what insights or lessons would you share from your experience with the Dunlop Hub?

Know what you want and stay true to that, you know when something feels right or not. Make decisions based on your long term vision, rather than being tempted by cheap items that won’t go the distance.

Lastly, how do you get any work done with that stunning view?

We have our fair share of coffee breaks to take some time for gazing at the view – we say it’s good for inspiration.
